Mr. Erickson worked on this project from its inception. Starting 1994, as the primary designer and project manager for Calthorpe Associates. Following the formation of Community Design + Architecture, Calthorpe Associates hired Mr. Erickson as a consultant to continue work on the project.

The master plan for the 7,200 hectare (18,300 acre) site will create a model sustainable new town development of mixed-use villages for 400,000 people. The plan includes an extensive area for industrial and research/development uses, and over 200,000 square meters (2.2 million square feet) of commercial development. The topography of the site consists of gently sloping plateaus with edges defined by deeply cut river gorges. An interconnected greenway system recalls the Estate's historic natural and agricultural landscape. It consists of the preserved gorges, a system of parks, and a network of “parkway” arterial roads.

A regional rail connection is being planned from the northern town center to Central Manila. This will give residents an easier commute, and encourage businesses to locate satellite offices within the Estate. Local transit will connect the rail, employment centers, and the mixed-use village centers providing a convenient alternative to the automobile. The residential villages are each focused on a mixed-use center containing retail and service uses, a church, schools, and transit center. The residential neighborhoods will provide housing for various income levels. Streets and small neighborhood parks are designed to maximize shading and create cooler microclimates.

The initial master plan was completed in 1995. Detailed implementation plans for phase one villages began in 1996. The master plan has been completed and concept plans for the phase two areas are being prepared.
