Activity Centers

As part of the 2025 Fresno General Plan, the city identified several Activity Centers and Intensity Corridors that are to be redeveloped, encouraging higher intensities and mix of uses. While the Activity Centers are envisioned as neighborhood/ community/ regional center, the Intensity Corridors are envisioned as mid-rise/high rise mixed-use urban blocks. The forty nine activity centers and linear corridors cover several key streets and retail centers, including the Fresno Downtown area.
Community Design + Architecture as part of the consultant team is conducting a feasibility study that assesses the capacity within these centers and corridors through the year 2050 that will inform new General Plan land use designations for the centers and corridors. The new designations will ultimately update the city’s zoning codes. The centers and corridors are being identified as prototypes that would inform the Land use overlay for the activity centers and corridors. The team developed a hierarchy of centers that define the mix of uses, intensity of development based upon the location, transit access and market feasibility. At present Community Design + Architecture is preparing a capacity analysis that will inform the land use modeling of the growth and intensification in these centers and corridors, which will be assessed for traffic impacts, accessibility and quality of life indicators.
