Northwest Landing Community Plan

Philip Erickson worked on this project throughout his time at Calthorpe Associates. His responsibilities included: community plan design, detailed design of the villages and neighborhoods, leading a community workshop for the site’s environmentally sensitive areas, and design review of residential and commercial projects. The design process involved input from the client, builders, and the city to achieve a balance among their concerns, including:  mixed-use and pedestrian-friendly urban design, protection of environmentally sensitive areas, marketability of residential products, economic feasibility for Weyerhaeuser, and fiscal feasibility for the City.

The 2,100 acre site was a DuPont manufacturing facility before it was purchased by Weyerhaeuser for lumbering operations. As the Puget Sound region matured, the City of DuPont began planning for urbanization of the site in cooperation with Weyerhaeuser. Several community design concepts were developed in 1990, and detailed design of the first mixed-use village began soon after. Over the following seven years the community plan was revised to reflect changing market conditions, and shifts in the focus of Weyerhaeuser and the City. Detailed master plans were prepared for the four villages and the town center. Each village and the employment area would have a mixed-use center with local serving retail uses. Both State Farm Insurance and Intel built major facilities at Northwest Landing, being attracted by the site’s regional location and the community’s character. The first village, Palisade Plat, is now complete with a variety of single-family homes and some rental townhomes and apartments.
