Community Design + Architecture was the lead planning and urban design consultant for a planned 350-acre transit-oriented community in the San Joaquin valley city of Lathrop, California. The project was part of a larger 680-acre South Lathrop Specific Plan (SLSP) effort being developed jointly by Richland Planned Communities and South Lathrop LLC. CD+A led the multi-disciplinary team to develop a land use plan consisting of residential, commercial, mixed use, industrial and other uses shared between two villages, one on either side of State Route 120. The residential designations comprise the largest proportion of the area, totaling 3,200 units on approximately 330 acres.
CD+A lead the design of the North Village as a transit-oriented community consisting of a varied mix of uses and housing types around a proposed relocated Altamont Commuter Express transit station. The plan surrounds the transit station with higher density residential with densities gradually decreasing as development moves away from the station. This maximizes the number of units within a half-mile walking radius of the station. The South Lathrop Specific Plan area was planned to have office, retail, and industrial uses, encompassing approximately 285,000 square feet of industrial and approximately 1.8 million square feet of commercial uses, along the regional and primary street systems. Pedestrian and bicycle trails are a significant component of the plan, used to connect the two villages as well as the surrounding communities and the rest of the city.
